If you have the money, go with Niche Finder. But if you don't then using Google Keyword Tool is just as good, it will take you longer though.

I agree that Googles keyword tool is the best one to use and of course its free. However I also find programs like long tail pro good as it gives you the keyword search data but will also tell you what domains are available as well as the competition for that keyword in one search.This saves a lot of time doing all three seperately.
